Yes, servicing a gas boiler is mandatory everywhere in Belgium. But the schedule changes at the regional border: every three years in Wallonia, every two years in Brussels and Flanders. A visit costs 100 to 170 euros, and the occupant pays.
Is gas boiler servicing mandatory in Belgium?
Yes, in all three regions. The legal texts do not talk about "servicing" but about a periodic inspection (contrôle périodique): a certified technician cleans the boiler, adjusts the burner, measures combustion and issues a dated certificate.
That is where the confusion comes from. Some online guides claim that servicing "is not mandatory" in Belgium, thinking of routine cleaning, while the periodic inspection is very much compulsory, and in practice both happen during the same visit and appear on the same invoice. The framework is set by the Walloon decree of 29 January 2009 on central heating, by the Brussels Environment EPB heating rules (EPB: energy performance of buildings) and, in Flanders, by the decree of 8 December 2006 explained on the Verplicht onderhoud van uw cv-installatie page.
How often should a gas boiler be serviced?
It depends on the region, the fuel and the output. The table below sums up the cases, based on the texts consulted on 4 November 2026.
| Your situation | Frequency | What to do |
|---|---|---|
| Gas boiler in Wallonia, up to 100 kW | Every 3 years | Technician certified by the Walloon Region, inspection certificate |
| Gas boiler in Wallonia, over 100 kW | Every 2 years | Same process |
| Gas boiler in Brussels | At least every 2 years | EPB-certified boiler technician, certificate kept for 5 years |
| Gas boiler in Flanders, 20 kW and above | Every 2 years | GV-certified technician, cleaning and combustion certificates |
| Gas boiler in Flanders, under 20 kW | No obligation | Servicing recommended by the Flemish Region |
| Oil-fired boiler, anywhere | Every year | Certified oil technician (TV in Flanders) |
| Inspection fails | Time to fix it | 5 months in Wallonia and Brussels, 3 months in Flanders |
Due dates run from the boiler's commissioning, not from the day you moved in. A flat taken over in Liège with a boiler inspected two and a half years ago still has six months to go; in Antwerp it is already overdue.
Wallonia adds an in-depth diagnosis, paid by the owner, for installations above 20 kW. In Flanders, the heating audit for installations older than 5 years has no longer been mandatory since 1 July 2024.
How much does gas boiler servicing cost?
Expect 100 to 170 euros for a gas servicing visit, according to Callmepower (September 2025) and Selectra (May 2026). Oil costs more: 150 to 260 euros.
Energy suppliers also sell subscription plans, carried out by partner technicians. In September 2025, Callmepower listed, 6% VAT included: 5.99 euros a month at TotalEnergies, 6.50 euros at Luminus, 7 euros at Engie, or 72 to 96 euros a year. The first service was billed at 144 to 168 euros. These figures are over a year old: check the provider's price list before signing.
Parts push the price up. A thermocouple, an electrode or an expansion vessel usually fall outside the flat fee; in Callmepower's survey, only HomeServe included small parts, up to 20 euros.
Does a yearly service pay off on gas?
Rarely, if you only look at the bill. We took our reference household, 17,000 kWh of gas a year, at the Walloon variable price for September 2026 (11.17 euro cents per kWh with ORES, the Walloon grid operator, on the Eneco Gaz Naturel Flex price card), and a 156-euro visit, the Luminus rate listed by Callmepower.
To pay for itself on consumption alone, that visit must save 1,397 kWh. That is 8.2% of annual consumption. In Flanders, where a kWh costs 9.97 euro cents with Fluvius IMEWO, the threshold rises to 9.2%. Test-Achats, the Belgian consumer association, puts the gain from servicing and tuning at "5 to 10% efficiency", mostly on oil boilers. On a recent gas boiler that already runs well, a 5% gain is worth 95 euros a year: enough to cover the legal schedule, not a yearly visit.
| Servicing schedule, over 6 years | Visits | Total cost | Per year | Share of a 2,105-euro gas bill |
|---|---|---|---|---|
| Legal minimum in Wallonia (3 years) | 2 | 312 euros | 52 euros | 2.5% |
| Legal minimum in Brussels and Flanders (2 years) | 3 | 468 euros | 78 euros | 3.7% |
| Supplier plan (5.99 to 7.99 euros a month) | per contract | 432 to 576 euros | 72 to 96 euros | 3.4 to 4.6% |
| Yearly visit, paid per visit | 6 | 936 euros | 156 euros | 7.4% |
Our calculations of 4 November 2026. The 2,105-euro bill is the Walloon 17,000 kWh, fixed charges included, calculated on the same price card in our article on the IMPACT tariff and capacity tariff.
The calculation has a clear limit: it ignores safety and lifespan. A boiler with a fouled heat exchanger or a drifting burner can produce carbon monoxide long before it costs more in gas. The legal schedule is the floor; a yearly visit makes sense for an old, noisy boiler or one that keeps locking out.
Who pays for servicing, tenant or landlord?
The occupant. The Walloon text puts the periodic inspection on "the user", who must hand the certificate to the owner on request, while the owner pays for the in-depth diagnosis and keeps the central heating file for the installation's whole life. Brussels and Flanders follow the same logic: the tenant books and pays for the visit, then passes on a copy of the certificate. If the technician replaces a worn part, ask for two separate invoices; repairs usually fall to the landlord, unless the breakdown comes from neglected servicing.
What should the servicing certificate show?
Before paying, check that the document includes:
- the technician's name, personal certification number and signature;
- the date of the visit, which sets the next due date;
- the combustion measurements, with the measuring device's printouts stapled on in Wallonia;
- a compliant or non-compliant verdict, and in the latter case the work required;
- in Flanders, two separate documents: the cleaning certificate and the combustion certificate, which the technician must also register online within a month.
File them in the boiler's logbook. They are what you will be asked for.
What are the risks of skipping servicing?
Three, from least to most serious.
First, an administrative fine. In Flanders, not having a certificate is an environmental infringement, and ignoring the obligation is an environmental offence that can end up with the public prosecutor. Brussels Environment mentions fines, a ban on use and, at worst, a prison sentence. Second, a refused claim: after water damage or a fire linked to the boiler, the insurer will ask for the latest certificate. Third, carbon monoxide, invisible and odourless, produced by poorly tuned combustion; a CO detector complements servicing, it does not replace it.

Oil boilers: a visit every year, no regional exception
The one rule shared by all three regions. If you are still weighing up the two fuels, our heating oil vs gas comparison includes this higher servicing cost.

Servicing protects the boiler's efficiency; the price per kWh is negotiated with your supplier and weighs far more on the bill. To estimate your consumption, see our article on average gas consumption, then compare offers in our energy supplier ranking.
